Shade tolerant, deep-rooted bunch-grass, 2-4 ft. tall. Perennial if it lives through summer. Plant endophyte-free fescue for grazing. Best on loam or clay soil's. Tolerant of wet conditions, but not flooding. A mixture of warm and cool season grasses like turf type fescue, perennial ryegrass, and bluegrass will keep your lawn green year round.
